Hi its Bart Olszewski at Weichert Realtors Forest Hills Realty. In this video I want to talk specifically about trends in Forest Hills Real Estate. It is an up to date marketing report of the neighborhood.

Hi everyone its Bart Olszewski. Today is September 24th, which means the third quarter is almost over and I’d like to recap the residential property sales to this point. Thus far this year in Forest Hills we’ve had 52 sales, not counting co-ops and condos. 52 sales is not bad. Last year to this point – January to September – we had 47 sales, so this year in Forest Hills we’ve had 5 more sales than last year! And 6 sales per month is a very good average for a neighborhood where inventory is under control. Average price for the 52 sales – drumroll – is $730,000. However that does go down a bit from last year’s average of $773,000. The reason for the drop is a couple of high sales in the Forest Hills Gardens this year. The highest sale we’ve had in Forest Hills this year was a property that sold for $1,725,000, where as last year’s highest sale was a property on Ascan Ave. A grand home that sold for 1,975,000. Anyway, it is mostly good news in Forest Hills.
