Hi everyone its Bart Olszewski. Thank you for watching this video. Today I want to talk about Middle Village. I want to give you a market analysis for Middle Village and a quick overview of the area. Middle Village was settled around 1860. It is called Middle Village because it falls right in between Jamaica, Queens and Williamsburg, Brooklyn, hence the name. It has changed quite a bit since the first setters moved in years ago. The swamp that once was is now the popular Juniper Valley Park, we have some of the best schools in New York and many other things that make the neighborhood attractive to potential buyers. There are around 30,000 residents and they are lucky to live in a place that is very safe and where home prices have remained very stable. So, let’s talk about Middle Village as it relates to real estate today. Right now there are 40 one family homes for sale in Middle Village. The average asking price for those homes is $591,000. When it comes to two family homes we have 37 of them for sale with an average asking price of $711,000. Asking prices are important as are absorption rates and how many homes are on the market but let’s talk about sales. That is the most telling statistic. Up to today, from January 2010 to October 2010 we have had 87 sales. Last year during the same time we have had 89 properties sell. That means that last year just two more homes sold to date than this year. Now let’s talk about the real key, the selling prices. This year, up to today, the average selling price for the 87 properties that have sold is $556,000. Now last year during the same time we had an average selling price of $558,000. That means that the prices in Middle Village have remained basically the same. The $2,000 price drop is negligible and does not constitute a trend. To rap it up, Middle Village as far as its real estate values are concerned presents a very healthy market with prices holding steady against everything that is going on in other parts of the country.
