Hey it’s Bart Olszewski, I’m in a one family home in Woodside; it’s a new listing of mine and I’m waiting for buyers to come take a look at it. What I wanna talk to you about is Selling and Timing. What do you think is the best time to have your home on the market? I’ll tell you, The Best Time is Right Now. Springtime, May, June, maybe early July, these are the best times to have your home exposed to the market.
There are a couple of reasons for that, one of them is always true and this has to do with kids. Families who buy homes want to buy a home right now. They have that additional motivation. They have kids, kids go to school, school starts in September they don’t want to move their kids in the middle of the school year; They want to buy Right Now. Settle into the home over the summer, make whatever changes they need to make. It takes a couple of months with the mortgage process anyway, from the time they go into contract to the time they close on a property. So this is a great time for those people to be buying and You need to have your home on the market… unless you have a one bedroom co-op.
The other reason is this year is really critical. For a long time now we’ve had interest rates that have been historically low, but they’re going up. Interest rates are creeping up. As interest rates go up, prices go down. So if you wait until next year in hopes of maybe getting more for your home… I really don’t think it’s gonna happen. In fact, I think you’re gonna lose; you’re gonna sell your home for less if you live in Queens.
